as-built plans and compliance checks

We come to you and compare previously approved plans with what was built on site. We will then determine if it is neccesary to update your plans. We provide expert service and guidance of what can be approved and what can't. From there we can quote for what is needed.


In some cases we have found that what you have built is not in compliance with the National Building Regulation and local municiple laws. The neccesary corrections will have to be made to comply, or no approval or Occupation certificate can be obtained.

Why do we charge an inspection fee?

We drive out to you to do a full site inspection and to see what is needed. At this stage we also compare your previously approved plans with what is built on site.

We measure the existing buildings to make sure we can give you an accurate quote for updating and approving of your plans.

We go back to the office and draw out the buildings to determine the correct areas.

We write you a report to tell you exactly what you need to do and rectify(If needed) so we can get your plans approved.

All of this takes time and effort to give you the best possible service we can.

Many people just price hunt and then take our report and effort done and give it to someone else just to save a little money.

If you accept our quote to draw / design your plans, we subtract the inspection fee as part of the first deposit payment. This way you you don't waste unnecessary money.

The site inspection goes hand in hand with a Compliance Check

In our report that we send with the quote, it will make mention the things that needs to be rectified or fixed to comply.

So you have approved plans but do you have an Occuption certificate that accompany the Approved plans?

An Occupation certificate is needed with the approved plans. If you don't have it, the plans may mean nothing. Building plans approval is only valid for 12 months from approval unless inspections have been done or a new Occupation certificate has been issues

As-Built plans

We measure and draw all buildings on site. This doesn't mean that your plans will be approved just as it is built. We will check IF we can approve it. If your building complies to all the regulations and Land use laws, then we will be able to approve the plans. We nee to make sure it complies.

Why do I need a compliance check?

Many times we think that out properties comply with what is needed, because we bought it like that. We assume that the correcct procedure was followed when we bought the property just a few years ago.

This is not always the case because not everyone knows what to look for. Our professional team have been helping many people to make sure that they comply.

Compliance is not just having approved plans. It's making sure that what is on site and what is shown on plan complies with the NBR. In some cases, contractors take shortcuts to make the building cost cheaper, but then compromising on quality and safety.

Many contractors will also claim that you do not need plans for things like a pool, a Lapa, a Carport, etc. These items fall in the category of Minor building works.

Minor Building works doesn't require plans, BUT, the Building control offices at your local Municipality must give you permission to proceed with the building work. In City of Tshwane area ALL building require plans and Minor Building works are not exempted.

So why are Minor building Works not exempt then from plans as per the NBR?.

  • Is the building safe?

Many areas in Tshwane have Municiple sewer line running inside their properties. Building over these servitudes forces the council to demolish these structure if they need to work on or replace these services. You will have no claim against the municipality if they break down these illegal structures.

Too many times have we been approuched to update plans before people sell their homes and then we need to notify them that certain structures needs to be demolished because it can't be approved.

In some cases the buyer then cancels the offer to purchase because they can't have the buildings the property was advertised with. This will watse time money when you want to sell your property.
